Consider the yard, exterior upkeep, snow removal, and how you would use the rooms. A smaller footprint does not necessarily mean fewer maintenance responsibilities. Walk the route from the parking area to the kitchen and from the bedroom to the laundry.
A condo or townhome
Explore which responsibilities belong to you and which belong to an association. Ask for current governing documents, financial information, fees, and maintenance details. “Townhome” describes a style; confirm the actual ownership structure.
- What does the regular fee cover—and leave out?
- Are there planned projects or assessments?
- What are the parking, pet, rental, and exterior-change rules?
- Does the layout work without relying on stairs?
An age-restricted community
A 55+ community may be one option, but downsizing is not limited to a particular age. Review the community’s actual eligibility and occupancy documents, services, costs, and rules before deciding whether it fits.
Renting for a while
A rental may create room to explore a location or decide what you need next. Consider lease terms, pets, storage, moving twice, and the ongoing cost. Give a temporary choice a deliberate review date.
