“If I sell, where will I go?” deserves an answer before the sign goes in the yard. The right sequence depends on your resources, comfort with uncertainty, and next-home options.
If you sell first
You can plan the next purchase with a clearer picture of your sale proceeds. The trade-off may be a temporary home, storage, or an extra move. Discuss those logistics early rather than hoping both calendars line up.
If you buy first
You may gain time to move and prepare your former home. You also need to understand whether you can fund the purchase and carry both properties if the sale takes longer than expected. Have a lender evaluate your actual situation before shopping on that assumption.
If the two transactions depend on each other
Your agent, lender, and closing professionals need to understand the same dates and dependencies. Contract terms, funding, and occupancy arrangements require individual review. An accepted offer is an important step, but it is not the same as a completed closing.
