Keep the country feeling, stay connected

The Town of Atkinson describes its historic, winding Main Street as a New Hampshire scenic byway and its location between Routes 125 and 111 as a way to enjoy country living with access to shopping and urban areas. That combination is the appeal: a quieter home base without making every errand an expedition.

Spend a day testing your actual routine. Drive from a home you are considering to the grocery store, medical appointments, friends and the restaurants you would use. Nearby Salem, Plaistow and the Massachusetts border expand your choices, but the route from a particular address matters more than a townwide promise about convenience.

Small-town stops and time outdoors

  • Atkinson Resort & Country Club offers public golf and dining, including Stagecoach Grille and Merrill’s Tavern. Check the current hours before heading out.
  • Kimball Library is a local place for reading and programs. Its calendar is a useful way to get a feel for everyday life in town.
  • The town’s Recreation Commission maintains Woodlock Park and Collins Park fields. Atkinson’s conservation lands add more ways to spend time outdoors; check current trail conditions and access before visiting.

What could a smaller home look like here?

Atkinson Heights is a 55+ condominium community overlooking the Atkinson Resort golf course. The builder describes two-bedroom, single-level residences in garden-style buildings with lower-level parking and storage. Check the route from parking to the unit, elevator access, association fees, services and current availability for the particular home.

Settlers Ridge also includes ownership condominiums near Pope Road, separate from the rental apartments below. That gives buyers another way to consider the country setting and association living. The town describes the larger development as mixed housing and identifies the rental portion as age restricted; confirm the current condominium declaration before assuming an ownership home is 55+. Ask about the specific home’s attached or detached layout, association fees and maintenance responsibilities.

Settler’s Ridge Apartments is a different kind of option: 55+ rental apartments with income eligibility requirements. Ask the manager about qualifications, the waiting list, costs and the exact apartment layout.

Are Atkinson property taxes low?

The town’s published 2025 property tax rate was $12.82 per $1,000 of assessed value. For context, Windham published $14.15 for 2025. Atkinson’s rate is lower in that comparison, but rates change, and a lower rate does not guarantee a lower bill.

A $700,000 assessment at $12.82 per $1,000 would mean $8,974 before any applicable credits or exemptions. That is an illustration, not a quote for a particular property. Atkinson is conducting a townwide revaluation in 2026, so check the current assessment and tax record before using last year’s bill in a budget. Compare condo fees, insurance, utilities and maintenance as well.
